Dissolving conditions, the age clause, the non-self-occupancy clause, the deadline for your financing. These are short sentences with expensive consequences. We read them for you and explain what each one does before you sign anything.
In a tight market buyers are pushed to bid without a structural survey. Sometimes that is a calculated risk worth taking. Sometimes it is a foundation problem you inherit. We tell you which of the two you are looking at.

We watch the market daily and we hear about homes before they are published. In a market this fast, being two days early is often the whole difference.
We come with you, or we go alone and film it if you are still abroad. We look at the things you are not looking at: the roof, the foundation, the damp, the boiler, the neighbours, the plans for the land behind the garden.
Before any bid, you get a value based on recent comparable sales, not on the asking price. If the home is not worth it, we say so, even when you have already fallen in love with it. That is the part clients thank us for later.
Price is only one part of a winning bid. Completion date, conditions and the way the offer is presented often matter as much. We build the strategy and we do the talking.
We check the purchase agreement clause by clause and explain it in your language. We watch the deadline for your financing condition. We do the final inspection with you and we are there at the notary when you sign.
We agree our fee with you before we start, so you know exactly where you stand. The first conversation and our advice on whether buying now is even sensible for you are free.
One thing internationals are often told too late: in the Netherlands the buying costs, including transfer tax where it applies, the notary, and the buying agent, are generally not covered by your mortgage. You pay them from your own savings. We give you the full number early, so it does not arrive as a shock two weeks before completion.
And if the honest answer is that you are better off renting another year, you will hear that too. We would rather lose the assignment than sell you a mistake.
You are not required to use one. But the selling agent works for the seller, not for you. In a market where homes still sell above asking price, a buying agent who knows the local market decides whether you overpay, underbid or miss out entirely. For internationals there is a second reason: Dutch purchase agreements, dissolving conditions and survey rules are unforgiving if you get them wrong.
