What determines value

Value is not a formula

Online tools give you an average of homes that look statistically similar. Buyers do not buy averages, they buy your specific house on your specific street. These are the things that actually move the number.

Recent comparable sales

Not what neighbours are asking, but what has genuinely changed hands nearby in the last months. Asking prices are opinions. Completed sales are evidence.

Condition and maintenance

Roof, windows, insulation, heating, the state of the bathroom and kitchen. Buyers mentally deduct the cost of everything they will have to do, and they usually deduct more than it actually costs.

Energy label and foundation

Since 2026 foundation information is part of every valuation. Together with the energy label this now visibly affects both price and how quickly a home sells.

The street, not just the postcode

Two streets apart can mean a different school catchment, a different noise level and a different type of buyer. This is where local knowledge beats any model.

Who the buyer is

A family home, a first purchase and an investment property attract completely different buyers with different budgets and different priorities. The right price depends on who you are actually selling to.

Timing

The same house can fetch a different price in March than in November. Sometimes the honest advice is simply to wait, and if that is the case we will say so.

A word of warning

Why the highest valuation is rarely the best one

It happens constantly. Three agents come round, two give a sober figure and the third gives a number that is thirty thousand higher. That third one gets the assignment.

Three months later the home has had very few viewings, the listing has gone stale and the price comes down in public. Buyers see a reduction and read it as a problem, so they wait for the next one. The house eventually sells below what the two sober agents said at the start.

We would rather lose that first conversation than put you through that. Ask any agent to show you the recent sales their number is based on. If they cannot, the number is a sales pitch.

Is the valuation really free?

Yes. The valuation and the conversation that goes with it are free and without obligation. You decide afterwards what you do with it, including nothing.

What is the difference between the online tool and a real valuation?

The online tool uses public data and gives you a range within minutes. It cannot see your kitchen, your extension, your garden orientation or the state of your roof. For an actual selling decision you want someone standing in the property.

Does the WOZ value tell me what my home is worth?

No. The WOZ value is a municipal figure calculated for tax purposes with a reference date in the past. It is often well below or occasionally above the real market value. Do not use it to set an asking price.

Will you give me a high figure to win my business?

No, and this is the whole point. An inflated asking price gets you a quiet listing and a public price reduction a few months later, which costs you real money. We give you the number we can defend.

Do I have to sell through you afterwards?

No. Plenty of people ask for a valuation because they are curious, refinancing, dividing an estate or planning a few years ahead. That is entirely fine.
