Buying without a structural survey
A structural survey can feel like an optional extra. In reality it is often one of the few moments when someone looks at the property with a professional eye, separate from atmosphere and nice photos. Many problems do not announce themselves during a twenty-minute viewing. Damp cannot always be smelled, and a roof does not always show that it is nearing the end of its life. Without a survey you sometimes buy a home including a bill, often within the first year.
Waiving the financing reservation
In the hype, the financing reservation is the first thing people drop: we will do it without, then we are stronger. But without a financing reservation you are in effect saying that if the financing does not come through, you bear the full risk yourself. That can land you in serious trouble if the valuation disappoints or the bank does not cooperate.
