Hype in the housing market? Why bidding without conditions can be costly

You may recognise it. You see a home that feels just right, and then you hear the sentence that circulates more often than you would like in this market: there is a lot of interest. Suddenly you are no longer buying calmly, but competing in a kind of race. In that atmosphere of haste and scarcity, buyers sometimes make decisions they would normally never make. For internationals, who do not always know the local rules, that risk is even greater.

The trap of the hype: deciding on adrenaline

The housing market is emotional, and that is understandable, because a home is more than bricks. But in a busy market, emotion can take over the wheel. You start thinking in terms of opportunities and less in terms of risk, focusing on getting the home rather than on whether it is still a good purchase once you count all the consequences. A house can look beautiful and still hold a surprise.

Buying without a structural survey

A structural survey can feel like an optional extra. In reality it is often one of the few moments when someone looks at the property with a professional eye, separate from atmosphere and nice photos. Many problems do not announce themselves during a twenty-minute viewing. Damp cannot always be smelled, and a roof does not always show that it is nearing the end of its life. Without a survey you sometimes buy a home including a bill, often within the first year.

Waiving the financing reservation

In the hype, the financing reservation is the first thing people drop: we will do it without, then we are stronger. But without a financing reservation you are in effect saying that if the financing does not come through, you bear the full risk yourself. That can land you in serious trouble if the valuation disappoints or the bank does not cooperate.
