The estate agent showing you around works for the seller. We are on your side, tell you honestly what a home is really worth, and say no when it is not a good buy.
Buying a house in Helmond or Eindhoven is not a level playing field. Across the table sits a professional who does this every day and is paid to get the maximum for the seller. You may do this twice in your life.
We are estate agents in this region ourselves and have been selling homes here for more than twenty years. So we know exactly how the selling side thinks and steers. We put that knowledge to work for you when you buy.

With us as your buying agent, you do get a foot in the door and you are not on your own.
Buying your first home is exciting, and the market is merciless. We keep you out of the pitfalls: bidding too high too quickly, giving away conditions you need, or buying a home that comes with a bill five years from now. We also work out with you what the buyer's costs (kosten koper) really are, because they cannot be included in your mortgage.
Selling and buying at the same time is mainly a matter of timing. We align both processes, monitor the handover dates and make sure you do not end up paying double housing costs or without a home. If you do both through us, you have one point of contact for the whole picture.
Not promises, but homes. Below is a selection of the purchases we have guided, from the first viewing to the transfer at the notary. We show the street and town and deliberately no house numbers, because our buyers still live there.
We agree our fee with you in advance and put it in writing before we start. The first meeting and our advice on whether buying is sensible for you at all at this moment are free.
One thing buyers often hear too late: the buyer's costs (kosten koper), including transfer tax (overdrachtsbelasting) where it applies, the notary and the buying agent, generally cannot be included in your mortgage. You pay them from your own funds. We give you that total amount early on, so it does not come as a surprise two weeks before the transfer.
And if the honest answer is that you would be better off waiting another year, you will hear that too. We would rather lose an instruction than talk you into a bad purchase.
We help you search, assess the homes you have your eye on, come along to viewings, determine what a home is really worth, make the bid and handle the negotiation, check the purchase agreement and are present at the final inspection and the transfer at the notary.
It is not compulsory. But the estate agent showing you around works for the seller, not for you. Everything you say during a viewing about your budget or your urgency goes straight to the other side of the table. For the biggest purchase of your life, it is worth having someone on your side too.
We agree the fee with you in advance, before we start, so you never face any surprises. The first meeting is free and without obligation. Bear in mind that buyer's costs (kosten koper), including the buying agent, generally cannot be included in your mortgage.
You can, but it is a real risk. Bidding without a financing condition or without a building survey may win you the home, but also a problem you did not see coming. We work out with you what that risk really means in your situation before you make that choice.
Yes. We view on your behalf, film the home, check the structural condition and the documents and go through everything with you by video call. Also in English, German or French.
Yes. Arranging the sale and the purchase in one go saves you a lot of coordination, especially around the handover dates. We align both processes so you do not end up stuck between two houses.
Tell us what you are looking for and what you can spend. You will get an honest answer about what is achievable for that in this region, before you spend months searching in the wrong place. You are not committed to anything.
